- Municipal Taxes & Education Taxes
- All municipalities collect annual property taxes to support their operations. These taxes are based on the assessment of each property, which in turn is based on the estimated market value of the property.
- Municipalities also collect education taxes on behalf of the Province. This is a primary source of funding for education in Alberta. For more information on Education Property Taxes, see these Education Tax Facts at the Provincial government website.
- Everyone contributes to the Education Taxes, because education benefits all Albertans. Seniors may apply for a rebate under the Education Property Tax Assistance for Seniors program.
- Assessments & Assessment Appeal
- Property assessments are public information, and must be made available to property owners. Here is the Assessment Roll for the entire Village.
- Property owners have the right to appeal their assessments. The Provincial Government has formalized the appeal board process, and with that, they have created a new form that property owners must use to initiate an appeal.
- The new form is available at the office, or download the Assessment Review Board Complaint form here. Please note that an appeal will not be heard unless the new form is used and completed in full. There is also a new form to use if you need to designate an agent, the Assessment Complaints Agent Authorization form.
- Deliver completed forms to the Chief Administrative Officer at the Village Office or mail them in. There is a fifty dollar filing fee. The last day to file a complaint is July 31st, 2010.
- Tax Rates & Payment Options
- On April 14th, Council adopted Bylaw #563, setting the rates of taxation for 2010. Combined Assessment and Property Tax Notices will be mailed out in mid-May. Taxes may be paid at the Village office or through the mail. Taxes are due by August 31st, 2010. Penalties for late payment apply.
- The Village also offers an installment plan for those who prefer to make monthly payments. The plan begins in January of each year. Property owners can provide a series of postdated cheques based on an estimate of their taxes, and the Village will deposit these monthly. If you wish to enroll, please contact the Village office.
- Tax Arrears & Recovery
- The Municipal Government Act requires municipalities to inform the Land Titles office of properties where taxes are in arrears for two years or more. Properties in arrears are placed on a Tax Recovery List, and if taxes remain unpaid, these properties may be sold at public auction.
